What is included in your Property Management service?
Our property manager serves as an Agent for the landlord (owner) and will help to prepare properties for renting, market properties on several media platforms, provide access for prospective tenants to tour the rental property, receive and screen applications, arrange lease signings and lease renewals, inspect properties before, during, and after a lease term, enforce the lease policies and procedures and follow all State and Federal Landlord/tenant laws, coordinate maintenance repairs, provide administrative and financial property management and serves as a liaison between landlord and tenant. -
What do you charge?
For full management services, we charge 10% of the monthly rental rate.
Additionally, service fees may apply for owner/property set up, initial lease/tenant procurement, renewal of lease, etc. Please contact us for full details. -
How much will my property rent for?
The rental rate is determined by several market factors including the condition of the property, location, and the rental rates for competing homes in the immediate area.
Please contact our office and we can discuss this with you as it relates to your specific property. -
How and when do I receive my monthly owner distribution?
Owners are provided a full accounting statement monthly along with proceeds on the 10th of each month. Owner disbursements are made via check or ACH Direct Deposit. -
What does your screening process include?
Employment/Income verification (3 times the monthly rental rate), credit check, background check and verification of previous rental history for all applicants 18 and older. -
How do you manage Maintenance needs for my property?
For non-emergency service requests tenants enter their request via our online portal. The majority of routine requests are completed within 3 business days.
Emergency requests take priority and vendors are dispatched to immediately resolve and repair. -
Do you have any specific requirements or recommendations?
Requirements:
- Management must be named on your homeowners insurance policy.
- All homeowners must fill out a W9 for tax purposes.
- All property mortgages, property taxes, insurance, and HOA dues must be current.
- Property must be maintained and free from excessive wear and damage.
Recommendations:
- Professional lawn service especially for properties in neighborhoods with HOA’S.
- Lawn pest and fertilizer service.
- Pool service for properties with pools.
- Routine HVAC service (annual).
